Roof Sheathing Calculator
Estimate plywood or OSB roof sheathing panels, waste, clips, fasteners and optional material cost.
Use this roof sheathing calculator to prepare a preliminary plywood or OSB panel takeoff. Enter actual roof surface area or calculate area from roof dimensions and pitch, choose a native Imperial or Metric panel size, add waste and optionally estimate clips, fasteners and material cost. Confirm the required panel specification and fastening details before ordering.

Uses a 1.118 pitch factor for 6/12 pitch. Panel count uses nominal panel area; layout, expansion gaps and cuts can reduce effective installation coverage.
Results Actions
Panel thickness, span rating, edge support, expansion gaps, exposure rating, H-clips and fastening must follow approved plans, local code and panel-manufacturer requirements.
Common Roof Sheathing Panel Sizes and Uses
Listed areas are nominal width × length. Actual installed coverage can be lower because layouts require panel joints over framing, expansion gaps, edge cuts and staggered seams. Panel dimensions and availability vary by market and manufacturer.
How to Use the Roof Sheathing Calculator
- 1Choose Imperial or Metric units; switching systems loads native roof and panel defaults.
- 2Choose whether to enter known actual roof area or calculate surface area from roof length, width and pitch.
- 3For dimension mode, enter the roof footprint dimensions and select the rise-over-12 pitch.
- 4Select a standard panel or choose Custom and enter the manufacturer’s actual panel dimensions.
- 5Choose a 5%, 10% or 15% waste allowance for cuts, damaged panels and layout constraints.
- 6Optionally enter clips and fasteners per panel for a purchasing estimate.
- 7Optionally enter panel and clip prices. For fastener-box cost, also enter fasteners per box and price per box.
- 8Review roof area, panel area, base panels, waste, total panels, accessories and estimated material cost.
Roof Sheathing Panel Formulas
- 1Known-area mode: roof surface area = entered roof area.
- 2Dimension mode: roof footprint area = roof length × roof width.
- 3Pitch factor = square root of (12² + pitch rise²) ÷ 12.
- 4Pitch-adjusted roof area = roof footprint area × pitch factor.
- 5Imperial panel area = panel width in feet × panel length in feet.
- 6Metric panel area = panel width in millimeters ÷ 1,000 × panel length in millimeters ÷ 1,000.
- 7Base panel count = roof surface area ÷ nominal panel area, rounded up for display.
- 8Total panels = exact base panel count × (1 + waste percentage), rounded up to a whole panel.
- 9Estimated clips or fasteners = total panels × entered quantity per panel, rounded up.
- 10Fastener boxes = total fasteners ÷ fasteners per box, rounded up.
- 11Estimated material cost = panel cost + clip cost + fastener-box cost for prices that are entered.
Example Calculation
Imperial example: a 40 ft × 30 ft roof footprint at 6/12 pitch has a pitch factor of √(12² + 6²) ÷ 12 = 1.118. Surface area is about 1,341.64 sq ft. With 4 ft × 8 ft panels, exact base quantity is 41.93 panels. At 10% waste, round 46.12 up to 47 panels. Metric example: a 12 m × 9 m footprint at 6/12 pitch covers about 120.75 m². Using 1200 × 2400 mm panels at 2.88 m² each gives 41.93 exact panels and 47 panels after 10% waste. Actual layout may require more panels.
Accuracy & Assumptions
- Known roof area is assumed to be actual sloped surface area, not horizontal footprint area.
- Dimension mode assumes the entered length and width describe one rectangular horizontal footprint.
- Pitch is expressed as vertical rise per 12 units of horizontal run, including in Metric mode.
- Panel count uses nominal width × length before installation gaps and framing-layout losses.
- Waste is applied to the exact unrounded panel count, then total panels round up.
- Accessory quantities use user-entered clips or fasteners per panel and do not establish an installation schedule.
- Fastener-box count rounds up and is calculated only when both fasteners and box quantity are entered.
- Optional cost includes only enabled panels, clips and fastener boxes; it excludes delivery, tax, labor, equipment and other roof materials.
- Plywood and OSB dimensions, grades, span ratings, exposure classifications and availability vary by manufacturer and region.
- Complex roofs should be divided into measured planes and checked with a panel-by-panel layout.
Frequently Asked Questions
How many sheets of roof sheathing do I need?
Divide actual sloped roof area by the nominal area of one panel, add waste and round up. A framing-aware panel layout may require additional sheets.
How do I account for roof pitch?
Dimension mode multiplies horizontal footprint area by √(12² + rise²) ÷ 12. If you already know actual sloped surface area, use known-area mode instead.
Should I use plywood or OSB for roof sheathing?
Both may be suitable when properly rated. The choice depends on approved plans, span rating, thickness, exposure, fastening, roof covering, climate, availability and code.
Is a 4 ft × 8 ft panel exactly 32 sq ft of installed coverage?
It has 32 sq ft of nominal area, but installed coverage and reusable yield can be lower because of expansion gaps, edge cuts, framing alignment and staggered joints.
How much waste should I add?
Five percent may suit a simple verified layout, 10% is a practical planning allowance and 15% may suit complex cuts or uncertain dimensions. A panel layout is more reliable for complex roofs.
How are H-clips estimated?
The calculator multiplies total waste-adjusted panels by your clips-per-panel input. Actual edge support and H-clip requirements depend on panel rating, framing spacing, loads, plans, code and manufacturer instructions.
How many fasteners do I need?
Enter a planning quantity per panel and the calculator multiplies it by total panels. Installation must follow the required edge and field fastening schedule rather than this purchasing allowance.
Can I calculate fastener-box cost?
Yes. Enter fasteners per panel, fasteners per box and price per fastener box. The calculator rounds required boxes up before calculating cost.
Can I use Metric panel dimensions?
Yes. Metric mode provides 1200 × 2400 mm, 1200 × 2700 mm and 1200 × 3000 mm planning options plus custom millimeter dimensions. These sizes are not universal.
Does this calculator determine panel thickness?
No. Required thickness and span rating depend on framing spacing, roof loads, edge support, roof covering, approved plans, local code and the panel manufacturer.
This calculator provides a preliminary roof-sheathing material and accessory estimate only. It does not select or approve panel thickness, span rating, grade, exposure rating, edge support, expansion gaps, roof-load capacity, diaphragm design, H-clips or fastening schedule. Follow approved structural plans, local building code and plywood or OSB manufacturer requirements. Roofing work involves serious fall hazards; use appropriate fall protection and qualified professionals. Confirm panel dimensions, layout, fasteners and final quantities with the designer, building department, supplier or roofing contractor before ordering or installation.
